Miami’s First Historic Neighborhood

Sunday, I went to the 25th Anniversary Tour of Historic Morningside, Miami, Florida.  What a good chance for the residents lucky enough to live here to show off their family friendly neighborhood that is so full of charm and character.  It was a fantastic example of a community coming together and sharing their rich history with others.  It was a well organized event with everything from a few exhibitor booths to a trolley bus to carry you from one end of the neighborhood to the other.  Nine homes in all were included.  All different and all had something special to contribute to the historic home admirer.  The weather was perfect so I decided to walk the route.  Everybody was nodding hello in mutual recognition of their shared enthusiasm for this Miami neighborhood, or historical homes in general. As compared to 2007, the AVERAGE listprice/sqft was $335, with the AVERAGE selling price/sqft  $313.  That’s a ratio of 94.04% selling to list price.  The AVERAGE days on market was 127.81
