Florida Existing Home Sales Up!

Florida’s existing home sales rose 20 percent in February – the sixth consecutive month that sales activity showed increases in the year-to-year comparison, according to FAR.  Statewide sales of existing condos increased 15 percent last month compared to the previous year; and February’s statewide sales also were higher than January’s figures in both the existing home and existing condo markets. Miami’s First Historic Neighborhood

Sunday, I went to the 25th Anniversary Tour of Historic Morningside, Miami, Florida.  What a good chance for the residents lucky enough to live here to show off their family friendly neighborhood that is so full of charm and character.  It was a fantastic example of a community coming together and sharing their rich history with others.  It was a well organized event with everything from a few exhibitor booths to a trolley bus to carry you from one end of the neighborhood to the other.  Nine homes in all were included.  All different and all had something special to contribute to the historic home admirer.  The weather was perfect so I decided to walk the route.  Everybody was nodding hello in mutual recognition of their shared enthusiasm for this Miami neighborhood, or historical homes in general. Presently there are 45 condos AVAILABLE for sale in Blue. They range from one bedroom to two bedroom units.

Blue Condos located right on Biscayne Bay, and most with views of Miami Beach and/or downtown Miami. I have summarized some stats for these currently for sale listings:

  • High List Price: $975,000  ( $678 sq/ft)
  • Low List Price: $190,000 ($207 sq/ft)
  • AVERAGE  LIST PRICE:  $436,000  ($346  SQ/FT)   of current available units.

FOR THE PAST YEAR, from February 2008 to February 2009, there were 13 CLOSED sales at BlueThe stats for those are:

  • High List Price: $695,000. ($362 sq/ft )
  • High Selling Price: $539,000 ($300/sqft)
  • Low List Price: $229,000 ($225 sq/ft )
  • Low Selling Price: $160,000 ($210 sq/ft)
  • AVERAGE LIST PRICE: $338,969 ($280 sq/ft)
  • AVERAGE SELLING PRICE: $311,692 ($257 sq/ft) closed sales last year.
  • Average Listing to Selling Price ratio is 92.74% of the closed sales for the past year.

That being said, only time will tell what the trend will be for this year.  But as people wise up and reduce their prices to reflect the mentality of the buyers, “deal or…NO DEAL!”, the value priced units will move and the one’s hoping for generous buyers might be hanging around for a while.
