Average Price Per Square Foot in Miami

Here is the chart for the average price per square foot for a home in the Miami and Miami Beach area.   We can  see there is a decline throughout this past year.  I’m sure most of that can be accounted for the distressed properties that have been sold with the firesale prices.  A lot of otherwise great neighborhoods are being unfairly affected because of the distressed properties.

Distressed sales, which today comprise about 50 percent of transactions nationwide, are creating market distortions in otherwise stable neighborhoods. These are only capturing transaction prices.  These  prices might be 20 percent to 25 percent below actual values. For that reason, it’s possible that widely cited projections that a third or more of homeowners are underwater might be inaccurate.

Miami Beach Old World Charm For Rent

Market Trend for Single-Family Homes in Miami, Florida

Good News! Single Family homes in Miami-Dade County are getting sold.  The inventory of homes in Miami-Dade county dropped 12.9% for the year period of February 2008 to February 2009.  Moreso, the number of homes sold in Miami-Dade increased 42.7% and the number of pending sales increased a HUGE 117%.

Miami’s First Historic Neighborhood

Sunday, I went to the 25th Anniversary Tour of Historic Morningside, Miami, Florida.  What a good chance for the residents lucky enough to live here to show off their family friendly neighborhood that is so full of charm and character.  It was a fantastic example of a community coming together and sharing their rich history with others.  It was a well organized event with everything from a few exhibitor booths to a trolley bus to carry you from one end of the neighborhood to the other.  Nine homes in all were included.  All different and all had something special to contribute to the historic home admirer.  The weather was perfect so I decided to walk the route.  Everybody was nodding hello in mutual recognition of their shared enthusiasm for this Miami neighborhood, or historical homes in general. Five Cheap Fix-Its to Sell Your Miami Home

Although the Facts and Trends Report from EWM indicates that the Miami-Dade inventory of single family homes for sale has declined by 12.9%  from June 2008 to January 2009, homeowners still need to take advantage of any help in increasing the odds of moving their house a little faster, or for better money.  It makes sense to take as many steps as you can to increase its marketability and desirability. Barbara Corcoran, real estate guru from New York was on the Today Show this morning discussing real estate.  As usual, she had some really good pointers.

The Truman Construction on the White House doesn't look like it was so cheap

1. FIX UP YOUR FRONT YARD. This increases the curb appeal.  That first impression goes a long way.  Making sure your hedges are trimmed and lawn is edged adds to the appeal and costs almost nothing.  Adding some fresh mulch and flowers makes it look happier.  Cost: $100.

2. ADD CROWN MOULDING TO YOUR LIVING ROOM.  Unless you live in a style that wouldn’t allow it, it instantly gives some extra style that most people find attractive. Cost: $800 including installation.

3. CHANGE THE MAIN ENTRANCE. Adding a stylish new door or fixing up the old one so it looks like new.  She recommends painting the old door with auto paint, which can be polished up then when it starts to look dingy.  Cost: $200 to $2,000.

4. ADD A NEW KITCHEN WINDOW. By adding a big new window, or french doors, will make your kitchen brighter and bigger. Cost: $2,000  to $3,000.

5. BUY A STAINLESS STEEL REFRIGERATOR.  Replacing all the appliances might be nice, but wouldn’t give you the same rate of return as just replacing the main one, the frig.  Once they see that, the potential buyer will automatically think of the rest of the kitchen as more modern.  $800 to $3,000.
