For 2008, there were 10 closed sales in Morningside. None of them was waterfront property.  While 2007 had 16 closed sales for this Biscayne Bay Community, none of them was waterfront either.

According to the MLS Market Analysis Report:  

The AVERAGE list price/sqft was $270, while the AVERAGE selling price/sqft was $249.  That’s a ratio of 92.33% selling to list price.  The average days on market was 121.

As compared to 2007, the AVERAGE listprice/sqft was $335, with the AVERAGE selling price/sqft  $313.  That’s a ratio of 94.04% selling to list price.  The AVERAGE days on market was 127.81

Closed Sales for 2008 in Bay Point, Miami

Here are the closed sales for Bay Point, Miami, for the year 2008.  This waterfront and gated community had more closings than in 2007.  There were 8 altogether in 2008, as opposed to 6 for 2007, according to the MLS system of reporting.  Here they are:

4756 Bay Point Rd, (3 bed, 2 bath, 1 halfbath) 2909 sqft, not waterfront, pool, listed price $1,225,000. SOLD PRICE: $996,000

730 Buttonwood Ln, (4 bed, 4 bath) 4548 sqft, not waterfront, pool, listed price $1,175,000. SOLD PRICE: $1,175,000

The average listing price per square foot (LP/sqft) was $530, while the average selling price per square foot (SP/sqft) was $452.  That was a ratio of 87.25% selling to listing price. The average days on market (DOM) was 92.5.

For Year 2007, the  average LP/sqft was $644, with the SP/sqft was $589. Average days on market was 50.83.

Morningside Park

Located in Miami’s Northeast corridor of Biscayne Boulevard, Morningside Park is part of the City of Miami’s Parks &Recreation Department.   It is not only a good recreational location, but also has lots of programs for families.

It is also a good place to call home.  There’s quite a range of prices.  The most expensive being the gorgeous places on the Biscayne Bay Waterfront.  But you can find something affordable there also.  The prices range in the lower $300,000’s to well over a $1,000,000.  But it’s typical to find something between $500,000 and $1,000,000.

Nearby on Biscayne Boulevard, you have Publix, shopping (alot of fine stores and boutique shops are moving here from Miami Beach because of the more affordable rents in this up-and-coming area), car washes, great restaurants, the Design District and direct access to Downtown Miami.

Bay Point on Biscayne Bay

This exclusive gated community is waterfront paradise for the privacy seeker.  Located right on Biscayne Bay, it’s an excellent location to be close to Downtown Miami, Miami Beach and the Design Center.  Boat lovers would find this their secret treasure.  It’s a great place to have a large boat because of it’s direct ocean access.

The gated entrance is manned 24 hours a day which really enhances and enforces the privacy aspect of living in Bay Point.  The houses range in price from around $900,000 and up.  Most are in the millions.  You’ ve got some real beauties.
